As the desire for smoke-free environments increases, the Southern Adirondack Tobacco Free Coalition (SATFC) is here to offer information and assistance with no smoking policies and secondhand smoke issues for those that own, manage, represent and reside in multi-unit dwellings (i.e. apartments, condos, duplexes, etc.) in Saratoga, Warren and Washington counties.
All services, materials and information provided are FREE!

What is a smoke-free policy?
Policies or rules that prohibit carrying or using lit tobacco products in both public and private areas of multi-unit housing. These policies are a means for landlords and management companies to protect property and tenants from the damage caused by tobacco use and secondhand smoke.
Why smoke-free?
Secondhand smoke (SHS) is not just a nuisance; it is a class “A” carcinogen and tolerance for SHS is rapidly decreasing. Today, the increased public desire to live smoke-free along with the benefits for landlords to have smoke-free buildings are leading to a major trend in smoke-free multi-unit dwellings. Thanks to this major trend people now have a choice to live smoke-free. Landlords should be prepared to accommodate this growing need.

Landlord Benefits
- Save money on maintenance costs. Smoke-free units require less cleaning and replacing of carpet, less painting, etc.
- Protection from fires. Cigarettes are the leading cause of residential fires.
- Possible discounts on fire, life and property insurance are offered by some companies to smoke-free buildings. Ask your broker!
- Protection of property. No smoking rules are in the same legal category as a No pets rule. They are legal policies that protect property from damage.
- Protection from legal suits. Landlords, management companies, condo associations, coop owners and smokers are vulnerable to nuisance suits, warrant of habitability suits, quiet enjoyment suits and FHA complaints.
